If you are looking for homes for sale on the southside of Indianapolis, Perry Township is perfectly located, well established and almost fully developed.

Perry Township, in Marion County, Indiana is part of metropolitan Indianapolis.  Population is over 100,000 and although it is served by one school district, Perry Township Schools, there are actually two High Schools, making a split-district east and west.

Perry Townships borders are Troy Avenue to the north, Emerson Avenue to the east, County Line Road to the south (bordering Johnson County) and the White River on the western border.  The best features of Perry Township are the unique communities like Homecroft and Southport, the mid-century architecture and the proximity to everything in the city and the suburbs while being sandwiched between the busyness and traffic.

What are the homes for sale in Perry Township like?

Perry Township was heavily developed as an outer middle to upper-class suburb of Indianapolis in the mid-1900s.  If you are looking for a mid-century home to modernize, Perry will give you a great selection of well-built homes with interesting interiors, ready for a make-over.  And the bonus is the large lots.  Perry was largely built before HOAs became popular, and so you can enjoy your property without the contraints of compliance with an HOA.  Development moved south in the later part of the century, and Perry Township did not see more development until the last 30 years.  Now you will find a few pockets of newer homes and even a few developments currently building.

How far is the commute from Perry Township to Indianapolis?

Perry Township is only 10 minutes commute to downtown Indianapolis.  It’s actually amazing that it is so close.  The center of downtown is “off-center” to I465, so downtown is actually much closer to the southside than the northside…plus traffic is better!  Perry is very ideal place to live if you need to commute to downtown Indy.  If you work on the northside, you can get there in 30+ minutes.

What is great about living in Perry Township?

Perry Township is what it is, and that is nice because you are not going to get any surprises.  The land is developed and neighborhoods are established.  Many times, you will move into a neighborhood and have neighbors who have been there a long time and look after each other.  This is great for building community, and also it makes for a safe place to live.  Many people who bought their homes when Perry was developing are aging out over the past 10 years.  I believe we are going to see Perry home values go up over time as it becomes a great area for revitalization and personalizing your home and property.

The most retail and commercial development is Perry Township is along the Highway 31 South corridor.  Greenwood’s Mall is right on the county line, so everything north of the mall is in Perry Township.  Many, many retail chains and small businesses and restaurants are along 31.  Starting from the Mall, going north, the big stores are Big Lots, TJ Maxx, Hobby Lobby, Old Time Pottery, Marshalls, Home Goods, Michaels, Walmart, Burlington Coat Factory and a few car dealerships.  My husband loves that we have a locally-owned Bicycle Shop called Gray Goat!

Restaurants abound along 31.  Chain franchises are Famous Dave’s, Chipotle, Portillo’s, Jaggers, Bubba’s 33, McAlister’s Deli, Five Guys, Skyline Chili, Buffalo Wild Wings, Steak n’ Shake, Boston Market, Ruby Tuesday’s, Moe’s Southwest Grill, City Barbeque, Outback and IHOP.

Perry Township enjoys some locally-owned popular restaurants:  Greek’s Pizzeria, Pizza King, Between the Bun, Metro Diner, Vito Provolone’s Italian and Bynum’s Steakhouse.  Long’s Bakery is widely known and people drive many miles for their famous donuts!

For things to do, Perry has an AMC 17 with an IMAX right in the middle of the township,  There is a YMCA, and Perry Park has and indoor Ice Rink for Ice Skating and Hockey Leagues, as well as an outdoor pool complex for the summer.  Zip City is a locally-owned “trampoline park”.  It was opened in a former sports complex, but still houses an indoor soccer field used by leagues through the winter.
